Building money, clear to everyone
Ettihad is a free mobile app on the App Store and Google Play. Here are straight answers to the money questions building managers ask most: unit statements, what's left after expenses, building funds, repeating bills and payment links for residents who aren't on the app.

How do I send a resident their unit's statement for a period?
Residential buildingsOpen the unit, tap Statement, pick the period and share it as images or an Excel file — on WhatsApp, for example. It shows what the unit was billed, what it paid and what was forgiven, with the opening and closing balance.
- Any period up to 2 years.
- Shared as images or an Excel file.
- Can include residents' credit; you tick what to share.
How much money does the building have left after expenses?
Buildings and existing social and family groupsThe "Left after expenses" tile on the manager's dashboard shows it: the money collected from residents minus what was spent.
- Tap the tile to see what should be in hand once residents' credit is added.
- Building funds are counted on their own, not in this figure.
How do I keep a building fund and pay part of a bill from it?
Residential buildingsRecord the money the building holds — a bank account or a reserve — as a fund on the app's Building funds screen, then pay all or part of an expense from it; residents are billed only for the rest.
- One expense can draw on one or more funds.
- Every change to a fund is kept in its history.
- The money stays in the building's own account; Ettihad records only.
How do I get one Excel report for the whole building?
Residential buildingsRequest a Building statement from the manager's dashboard and pick the period; Ettihad prepares one Excel file for the whole building and notifies you when it's ready.
- A summary per unit, credit accounts, dues, credit lines and expenses.
- In Arabic or English.
- The file stays available to download for 3 days.
A resident paid extra — can I pay their dues from that credit?
Buildings and existing social and family groupsYes. When you mark a due as paid, choose to take it from their credit instead of waiting for new money.
- Credit never goes below zero; whatever it can't cover stays unpaid.
- In residential buildings you can pay a unit's open dues from its credit, oldest first, until the credit runs out.
Do I have to enter the monthly guard and cleaning bills every month?
Buildings and existing social and family groupsNo. Set the expense to repeat and it comes back every month by itself.
- A fixed amount is recorded automatically.
- If the amount changes — an electricity bill, say — you get a reminder to type this month's amount.
Can residents see what the building spent?
Residential buildingsYes. On a resident's Home screen, the Building expenses tile opens the list of what the building spent.
- Residents see the expenses in the app itself — no spreadsheet to send.
- Each expense shows its category, amount and date, with the receipt photo when there is one.
How do I remove a unit without breaking the accounts?
Residential buildingsRemove it from the unit's screen; if it has payments, its history stays readable instead of being erased.
- Its unpaid share is split over the other units or covered by the building — you choose.
- Its past payments stay in the records.
How do I collect from a resident who isn't on the app?
Residential buildingsSet up your payment methods, then tap “Share payment link” on the expense's dues list, or on a vacant unit's screen. The person opens the link in a browser, sees what is owed and how to pay, and pays the association directly, as usual.
- One link for a whole expense: post it in your residents' group chat, and each resident types the unit number to see what that unit owes. Up to 200 units; valid for 48 hours.
- From app version 1.4.0, a vacant unit (no owner or tenant in the app) gets its own link and a 6-digit code; the payer needs no account. Valid for 48 hours; it ends after 3 wrong tries.
- On that unit link, after the right code, the payer can tap “I paid” and pick how they paid. Nothing is marked paid until the manager confirms.
